Your Chart of Accounts

Built from your answers below: an investment property code for each property, a mortgage code for each mortgage, a director's loan account for each director, and the income and cost codes a landlord needs. You import it in Stage 1 of the guide.

Already have the free 6 Stage Blueprint?

Keep it. The Blueprint tells you what the six stages are. The toolkit shows you how to do each one, and builds your chart for you.

How do you own your properties?

This decides which Chart of Accounts template your chart is built from. You can go back and change it.

Questions

Is this for me?+
It is for landlords setting up Xero for the first time, or whose Xero file has no transactions in it yet. If you have already been using Xero, book Xero Help (£99) instead so I can look at your file first.
I have the free 6 Stage Blueprint. Do I need this?+
The Blueprint shows the six stages on one page. The toolkit is the step by step version: every click with screenshots, worked examples, and a Chart of Accounts built for your properties instead of a template you edit. If the Blueprint and the free template are enough for you, you do not need it.
Limited company or sole trader?+
Both. Choose how you own your properties in the first step and the chart is built from the matching template. The guide shows where a sole trader does something different.
What do I need?+
A Xero subscription (the free trial is fine), the Adviser user role, your trial balance from your accountant if you have one, and a list of your properties.
Will my accountant be happy with it?+
It uses standard Xero account types and a tracking category for each property, the way I set up files for my own clients, so any accountant who uses Xero can work with it. Invite them as an Adviser user. If they normally give you their own chart of accounts, check with them before you import.
I have more than one business+
Each purchase is for one business. After you buy, you can add a chart for each extra company, or your sole trader portfolio, for £5. You only need the guide once.
What if I get stuck?+
Every stage in the guide links to the point in my walkthrough video where I do it. If you are still stuck, Xero Help (£99) is a 40-minute call, or I fix one issue for you.
